Welcome. By accessing or using the CoreVest Acquisitions LLC platform — including all websites, demos, data feeds, dashboards, and related services (collectively, the "Platform") — you agree to be bound by these Terms of Use. If you do not agree, do not access the Platform.
Ownership of Content & Data
All content displayed on the Platform — including but not limited to property data, owner information, valuation estimates, ROI calculations, market statistics, design elements, code, branding, logos, and any aggregated or derived data — is the exclusive property of CoreVest Acquisitions LLC (Tennessee Limited Liability Company) or its licensed data providers.
All such content is protected by United States and international intellectual property laws, including without limitation:
- U.S. Copyright Law (17 U.S.C. § 101 et seq.)
- Tennessee Trade Secrets Act (Tenn. Code Ann. § 47-25-1701 et seq.)
- Federal Computer Fraud and Abuse Act (18 U.S.C. § 1030)
- Applicable contract and tort law
Prohibited Uses
By accessing this Platform, you expressly agree NOT to engage in any of the following activities:
- Reproduction or Copying: Reproducing, duplicating, copying, downloading, scraping, or otherwise extracting any data, content, or material from the Platform without prior written consent from CoreVest Acquisitions LLC.
- Distribution: Selling, licensing, sub-licensing, transferring, or distributing any portion of the Platform's content to any third party.
- Reverse Engineering: Attempting to reverse engineer, decompile, or extract source data from any property listings, owner profiles, or distress indicators displayed on the Platform.
- Bypass Attempts: Using any obscured, partial, or sample data displayed on the Platform to identify, contact, or solicit property owners shown in our database. This includes using ZIP codes, partial addresses, owner profile characteristics, or other indicators to circumvent the Platform's privacy controls.
- Automated Access: Using bots, scrapers, crawlers, or any automated means to access, mine, or harvest data from the Platform.
- Misrepresentation: Misrepresenting your identity, organization, or intent when registering for or using the Platform.
- Sharing Credentials: Sharing login credentials, trial access, or paid subscription content with anyone other than authorized users on your account.
★ IMPORTANT NOTICE ON PROPERTY OWNER PRIVACY: The Platform intentionally obscures full street addresses, owner names, phone numbers, and contact information on free and trial tiers. Any attempt to identify or contact property owners using partial information from the Platform constitutes a material breach of these Terms and may also violate state and federal privacy laws.
Tiered Access & Privacy Protections
The Platform provides multiple tiers of data access:
- Free Demo Tier: Sample data only. No real property addresses, owner names, or contact information is provided. Sample properties are illustrative and do NOT represent active listings.
- $99 Live Trial Tier: Real distressed property data with privacy protections in place. Full street addresses, owner names, and contact information remain restricted to Enterprise subscribers.
- Enterprise Subscription Tier: Full data access including verified owner contact information, made available only to paying subscribers under separate written agreement.
These tiered protections exist to safeguard property owner privacy and CoreVest Acquisitions LLC's proprietary data compilation. Circumventing these tiers — by any means — is strictly prohibited.
Enforcement & Remedies
CoreVest Acquisitions LLC actively monitors Platform usage and reserves all rights to enforce these Terms. Violations may result in:
- Immediate termination of access without refund
- Civil litigation for breach of contract
- Claims for actual and statutory damages, including injunctive relief, lost profits, attorney's fees, and costs
- Claims under applicable copyright, trade secret, and computer fraud laws — including statutory damages of up to $150,000 per work infringed under federal copyright law (17 U.S.C. § 504)
- Reporting to law enforcement where applicable
★ TRACKING DISCLOSURE: All Platform access is logged including visitor IP, device, time of access, pages viewed, and actions taken. This data may be used as evidence in any legal proceeding arising from violations of these Terms.
Trial Subscription Terms
The $99 Live Trial provides time-limited access subject to the following conditions:
- Duration: 24 hours from time of activation
- Search limit: Twenty-five (25) searches maximum
- Non-refundable except where required by law
- Personal, non-transferable license — sharing trial access with others is prohibited
- Trial fee may be credited toward Enterprise subscription cost if subscriber upgrades within 30 days of trial
- Trial users receive only a watermarked version of data identifying their account
Disclaimers
The Platform is provided "AS IS" without warranties of any kind. CoreVest Acquisitions LLC does not warrant that:
- The Platform will be uninterrupted or error-free
- Specific property listings will result in successful acquisitions
- ROI estimates, ARV calculations, or rehab estimates will match actual market outcomes
- Owner contact information will result in successful seller engagement
Data accuracy is best-effort. Subscribers must independently verify all property details, ownership, and condition before making investment decisions. CoreVest Acquisitions LLC is not responsible for any investment losses, missed opportunities, or third-party claims arising from use of Platform data.
Real Estate Compliance
Sandra Stinson is a licensed Realtor with eXp Realty in Tennessee. CoreVest Acquisitions LLC operates as a separate business entity providing data and platform services. Users who are licensed real estate professionals are responsible for ensuring their use of the Platform complies with applicable real estate licensing laws, including:
- MLS rules regarding solicitation of listed properties
- State Do-Not-Call registry requirements
- Fair housing laws
- Anti-trust regulations
The Platform filters MLS-listed properties from results as a courtesy but does not guarantee complete filtering. Subscribers bear full responsibility for compliance.
Privacy & Data Handling
When you submit information through the Platform (name, email, phone, business details), CoreVest Acquisitions LLC will:
- Use it to provide requested services and follow-up communication
- Store it securely in industry-standard databases
- Not sell or rent your personal information to third parties
- Retain records as required for business and legal purposes
Tracking technologies (cookies, local storage, visitor IDs) are used to monitor Platform usage and enforce these Terms.
Governing Law & Jurisdiction
These Terms are governed by the laws of the State of Tennessee, United States of America, without regard to conflict of laws principles. Any dispute arising from or related to these Terms or use of the Platform shall be brought exclusively in the state or federal courts located in Montgomery County, Tennessee, and you consent to personal jurisdiction therein.
If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
Modifications
CoreVest Acquisitions LLC reserves the right to modify these Terms at any time. Material changes will be communicated via the Platform or by email to registered users. Continued use after notice of changes constitutes acceptance of the revised Terms.
By accessing, using, or registering for any feature of the CoreVest Acquisitions LLC Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms of Use.
