Why this exists

A deal rarely dies loudly.

Twenty years of closings taught me something no software demo has ever mentioned. When a deadline slips and nobody is answering, it is almost never because someone forgot.

It is because the buyer got cold feet and told their lender to slow down. The lender works for the buyer, so the lender goes quiet on you. And the transaction coordinator — the one person who could still save it — finds out last.

By the time it shows up as a red date on a checklist, you have already lost the week that mattered.

So I built the coordinator I always wanted. SAMMIE reads the contract, sets every milestone from the binding date, and then does the part software never does: she follows up. Every morning, on anything overdue, to the party whose job it actually is, until it is done.

The contract lands

Upload the executed agreement. SAMMIE reads it, pulls out the binding date, closing date, price, parties and lender, and builds the milestone schedule from them. In an attorney state she tracks your closing attorney and the review period instead of a title company.

Everyone gets their link

Each party receives a private page showing the transaction — dates, documents, who else is involved, and the notes thread. No account to create. Nothing to download. They open it, and they are in.

SAMMIE starts chasing

Reminders go out by role, not to everyone. The lender hears about the loan commitment. The buyer's agent hears about the inspection window. Nobody gets nagged about somebody else's job, so nobody starts ignoring the emails.
